Do Landfills Always Depress Nearby Property Values?
ثبت نشده
چکیده
All available hedonic pricing estimates of the impact of landfills on nearby property values are assembled, including original estimates for three landfills in Pennsylvania. A metaanalysis shows that landfills that accept high volumes of waste (500 tons per day or more) decrease adjacent residential property values by 12.9%, on average. This impact diminishes with distance at a gradient of 5.9% per mile. Lower-volume landfills decrease adjacent property values by 2.5%, on average, with a gradient of 1.2% per mile. 20-28% of low-volume landfills have no impact at all on nearby property values, while all high-volume landfills negatively impact nearby values.

Does Size Really Matter? Landfill Scale Impacts on Property Values∗
The economic advantage of constructing and operating large-scale landfills over small-scale landfills has been used to justify regional landfills as a solution to the municipal waste disposal problem. In addition to the dampening effects on social efforts to divert waste away from landfills, higher external costs of larger landfills may in fact offset the private cost advantages. In this study,...
متن کاملArsenic Adsorption and Reduction in Iron-rich Soils Nearby Landfills in Northwest Florida
In Florida, soils are mainly composed of Myakka, an acid soil characterized by a subsurface accumulation of humus and Al(III) and Fe(III) oxides. Downgradient of the landfills in Northwest Florida, elevated levels of iron and arsenic observations had been made in the groundwater from monitoring wells, which was attributed to the geomicrobial iron and arsenic reduction. There is thus an immediat...
متن کاملLandfill Closure and Housing Values
The United States disposes roughly 60% of the municipal solid waste it generates each year in solid waste disposal facilities, commonly known as landfills. Hedonic pricing studies have estimated the external costs of landfills on neighboring housing markets, but the literature is silent on what happens to property values after the landfill closes. Original housing price data collected both befo...
متن کاملThe Effect of Voluntary Brownfields Programs on Nearby Property Values: Evidence from Illinois
Brownfields are properties for which redevelopment is hampered by known or suspected contamination and by concerns about associated liability. Because failing to redevelop brownfields may negatively affect welfare and the environment, a number of states have created voluntary programs to reduce liability risks and encourage redevelopment of brownfields. For clean or remediated properties, the s...
متن کاملEffects of Wind Turbines on Property Values in Rhode Island
Executive Summary This study assesses of the effect that onshore wind turbines have on nearby property values in Rhode Island. The state of Rhode Island established the RIWINDS program in 2006 to promote the development of wind energy in the state, with the goal of meeting 15% of the state's electrical consumption with wind energy. Yet progress towards that goal has been slow. Wind energy propo...
